ANNUAL ANTICIPATED HIRING RANGE: $62,000.00 - 77,000.00 (Salaries are paid biweekly)

Job Summary

The City of Fort Collins is seeking a Senior Inspector, Zoning to join our Community Development and Neighborhood Services department. This is a full-time salaried position with the City with an anticipated hiring salary range of $62,000.00 - $77,000.00 a year! The Senior Zoning Inspector ensures compliance with the City's zoning and land use codes by issuing permits, conducting site inspections, reviewing development proposals, and investigating code violations. This role includes performing plan reviews and participating in building development review processes to ensure projects align with zoning regulations. The Senior Zoning Inspector interprets and explains zoning requirements to property owners, developers, and contractors, represents the City in conceptual review meetings, and collaborates closely with other City departments to develop and negotiate compliant project strategies. Responsibilities also include maintaining sign inventories, preparing reports and correspondence, recommending ordinance updates, and utilizing digital tools to support enforcement and review activities. The ideal candidate will have three to five years related experience, or equivalent combination of education and experience. We are looking for someone with a passion for community development to bring their skills in communication, code interpretation/application, and collaboration to the City!

Essential Duties and Responsibilities

  • Explains sign code, issues permits, performs site inspections, maintains sign inventory.
  • Represents City at weekly conceptual review meetings with applicants to explain Land Use Code requirements.
  • Reviews development proposals for land use compliance.
  • Works closely with other City departments in the development review process; negotiates alternative strategies.
  • Recommends code changes and ordinance clarifications.
  • Prepares correspondence or reports related to land use issues.
  • Inspects residential, commercial, industrial, and other properties to ensure zoning and land use requirements are met.
  • Reviews site and/or construction plans for conformance with City zoning and land use codes and requirements.
  • Observes conditions and investigates complaints regarding City zoning and land use code violations; issues notices for corrections to persons responsible for conformance.
  • Interprets legal requirements and explains compliance procedures to contractors, developers, and property owners.
  • Meets with customers to answer questions, explain code regulations and review plans prior to submittal.
  • Keeps inspection records and prepares reports for use by administrative or judicial authorities.
  • Conducts surveys of existing properties to determine zoning compliance status.
  • Locates property owners to explain nature of inspection, investigation findings and discuss how to resolve problems.

  • Ability to communicate effectively orally and in writing.
Required Qualifications

MinimumPreferredHigh School Diploma or GED and or functionally related licenses or certificates Associates degree or equivalent technical or vocational training

Experience Requirements

  • Three to five years related experience, or equivalent combination of education and experience.
