Key Accountabilities
Lead a 28+ person team, including four direct reports (Resident Services, Leasing, Resident Relations, and Maintenance).
Recruit, train, motivate, and provide performance feedback, including written evaluations and compensation recommendations.
Champion change and transformation while ensuring strong retention of existing talent.
Build and maintain a supportive, high-performance culture grounded in collaboration, trust, and accountability
Walk the property regularly to monitor maintenance standards, guest suite turnarounds, and resident satisfaction.
Serve as the onsite leader responsible for physical asset upkeep and seamless execution during construction.
Ensure adherence to all safety protocols and risk mitigation practices, including monthly safety meetings and lighting audits.
Own all budgeting, forecasting, and monthly variance reporting responsibilities.
Manage a revenue target of approximately $40 million annually.
Drive NOI through expense control, rent collections, and delinquency management
Serve as the face of the community - visible, accessible, and hospitality-driven.
Address escalated resident concerns with empathy and resolve.
Implement retention programs and support resident engagement initiatives.
Monitor leasing activity and local competitive set.
Partner with ownership on lifestyle programming, amenity activation, and branding.
Ensure property compliance with Fair Housing, ADA, and LA County Rent Control ordinances.
Oversee eviction processes and represent the property in court proceedings where needed.
Coordinate with contractors and internal teams to manage resident relocations, project timelines, and communications.
Oversee logistics for resident guest suites and unit renovations, ensuring minimal disruption and quality execution.
Required Skills, Qualifications and Motivations
Associate or bachelor's Degree, or equivalent relevant experience
5-10+ years in multifamily property management with direct oversight of large-scale assets
Prior experience leading large scale renovations or complex, multi-phase construction involving resident relocation
Strong understanding of California and LA County rent control regulations
Demonstrated leadership of large teams with references from direct reports
Financially fluent: budgeting, P&L oversight, variance reporting
Proficient in property management systems (Yardi preferred)
Personable, organized, and adept at navigating high-touch resident interaction
Exceptional communication - both verbal and written
Experience navigating periods of major organizational change or transformation
ARM, CAM, or CCRM designation
Familiarity with compliance procedures and legal processes tied to rent control or affordable housing
Physical Requirements
Sedentary desk work, frequent use of computers and phones
Ability to climb stairs and walk multi-level properties
Must be able to lift 20 pounds occasionally
Required to walk apartments, grounds, and docks (where applicable)
Must be able to drive to and between property sites as needed
